Why Exterior Paint Fails Early in Houston — and What Actually Prevents It

July 15, 2026 DM Prestige Remodeling

Houston is one of the hardest climates in the country on exterior paint. You get UV exposure most of the year, humidity that rarely drops, and rain that arrives sideways. A coating system that would last a decade in a milder climate can start letting go here in three or four years — and almost every time, the reason is the prep rather than the paint.

Here is what actually decides how long an exterior job lasts.

Paint holds to what is under it, not to what is under that. This is the whole principle. If the previous coat is chalking, flaking or lifting, a new coat bonds to a failing layer and comes off with it. Washing the house down and scraping back everything loose is not a nicety — it is the job. A quote that does not include a proper wash and scrape is a quote for a repaint in three years.

Rot gets replaced, never painted over. Fascia boards, window sills, the trim at the bottom of a column, the soffit where a gutter has been overflowing — these are where Houston humidity does its work. Paint over soft wood and you have sealed moisture inside it and bought yourself a bigger repair later. We probe the suspect areas at the walkthrough and price the replacement honestly, because finding it after the scaffolding is up is worse for everyone.

Caulk is a wear item. The caulk at every joint, corner and penetration has a life, and when it fails it lets water behind the cladding where no coating can protect it. Cutting out failed caulk and re-sealing is unglamorous, invisible, and one of the highest-value things on the whole job.

Bare wood gets primed. Every time. Bare or newly replaced wood needs a primer before a finish coat, and stains — tannin bleed from cedar, water marks, old rust runs — need spot-priming or they will telegraph through. Skipping primer to save a day is how you get a house that looks patchy by the following spring.

Two coats where two coats are needed. Not every job needs two full finish coats, and we will tell you when it does not. But going substantially darker or lighter, or covering repaired areas, generally does — and one heavy coat is not the same thing as two properly applied ones.

The elevations do not wear evenly. South and west walls in Houston take several times the UV of the north side. It is normal for those to be visibly further gone, and it is worth knowing that when you are deciding whether to do the whole house or start with the sides that need it. We will tell you straight if two elevations can wait.

One more thing worth saying plainly: a much cheaper exterior quote is almost always a quote for less preparation. It is very difficult to be dramatically cheaper on materials, so the difference comes out of washing, scraping, repair and priming — the parts you cannot see and cannot check once the job is done.
